The term covers very different property types: brothels and walk-up houses with individual room lettings, naturist and sauna clubs with wellness facilities, nightclubs and table-dance venues with a catering licence, erotic massage studios in commercial units, and short-stay hotels. What they have in common is that the use is treated in planning law as a distinct type of commercial operation, typically permissible only in a commercial or industrial zone.
What matters for value is not the label but the combination of site permissibility, structural layout and an established track record. A building that has operated at the same location for decades and is known to the authorities has a starting position that is almost impossible to replicate with a new build.
